The process for a new home can take some time, but it’s fun too! Ferncliff Inc. is your local Tampa real estate developer and we like to think that we provide an exciting and entertaining structure that you will enjoy for your new construction home. We have a designated series of first steps to building your new home: design, develop, and move. Sounds easy enough, right?
While we make the process easy for your new construction home, the actual building part is what takes the most time. However, if you are working with an experienced real estate developer your new construction home can be built in a reasonable time frame without any issues. Take a look at these first steps to building your new construction home and then contact one of our real estate developers to get the process started!
Step 1: Design
If you are contemplating the idea for a new construction home in Tampa, Ferncliff Inc.’s real estate developers are here to help. Our first step design process makes the decision to start a new construction home fairly easy. The design process is the most exciting part of the new construction build because it’s the part where all of your ideas and questions can be addressed and formulated to make the home of your dreams.
The Initial Meeting
We start the process off with a design meeting where you will get to choose the general layout of your new construction home. The meetings will only take about an hour of your time and we can fine-tune the details during our second design process meeting.
New Construction Home Details
Before you meet with your designer, make sure you have a general idea or list of things you want to have in your home. You can address any design concerns you may have and ask about special installations such as hidden power outlets. This is when you will decide on your flooring, lighting, exterior paint— the works. Having a list of features you want in each room of your house will make the process run more smoothly, although your designer will be able to make suggestions along the way.
Working with a Designer
During the design process, your real estate developer will introduce you to our preferred designer. This is when you will get the chance to work one on one with a new construction home designer and pick out all of your home’s intricate details. Your designer, along with your real estate developer, helps give the most cost-effective suggestions and will let you know what does or doesn’t fall within your budget.
Step 2: Finance
Now that we have all the details we need to start designing your new construction home, it is time to dig into the finances of the project. This involves a fair amount of paperwork and legal documents. But don’t worry— your real estate developer will walk you through all of this.
Loans
You will want to have an idea of your budget before you meet with your designers, but the financial phase will be able to forecast just how much room we have to work with for your new construction home. If you are in need of extra financial help, Ferncliff Inc. can suggest a professional and trusted lender that we have worked with on many new construction projects.
Review
Once everything is laid out, you and your real estate developer will review the design plans and pricing. You can revisit your home detailing to see if you will want to take out or add anything that falls within your confirmed pricing. Once we have a budget outlined, your real estate developer will help you pick out your property and we can get the final settings of your home design sent to our architect.
Purchase
All that’s left after that is the purchasing paperwork. This can take a few weeks to finalize, but Ferncliff Inc. real estate developers try to get your new construction home started as soon as possible. Once all the paperwork is signed, we can move on to the third step of building your new construction home.
Step 3: Development
The development step is when we finally get to lay the brickwork for your home. It involves hiring contractors, site prep, and of course, the actual construction of the house.
Contractors
Now that your finances are situated and you’ve picked out a property and design, we can begin the vendor hiring process. A new construction home means having architects, electricians, surveyors, and a bevy of other trade professionals working together. Your real estate developer will act as the liaison between all of these professionals so that everyone remains on the same page and the same schedule. We even have our own network of professionals that we can suggest to you so that you save time on the vetting process.
Site Prep
Site prep simply involves getting your property surveyed. Permits will need to get pulled, the lot may need to be excavated and leveled by the contractors, and drainage and electrical wiring will need to be evaluated as well.
Building
After your new construction home site has been greenlit, the building phase can begin. Construction started with the general framework, then drywall, followed by electricity and plumbing. Once all that's done, the builders will start adding in all the lively details that you picked out such as cabinets, flooring, and paint.
Step 4: Move
The final step in your new construction home is the moment you’ve been waiting for: moving! But before we get there, there are a couple of things that your real estate developer will want to go over to ensure that you are satisfied.
Final Walk Through
Your real estate developer will keep you updated on the process of your new construction home along the way so that there aren’t any surprises for your final walk-through. However, we still like to take the final strut through your new home so that we can make any last minute changes and make sure that everything is in working condition.
Moving Day
It’s moving day! Step into your brand new construction home and enjoy this space that you can finally call your own.
